Its still not final, my offer has been accepted, but I haven't had an appraisal yet and my bank could turn it down (they have concerns about its post and block foundation)
No one knows I've even been shopping, I'm waiting until its "real", but I have to tell someone, and I know you guys will appreciate its 1906 charms!

Should a home that has an accepted offer (all conditions satisfied) or under contract (much better), but not yet closed, accidentally burn to the ground the owner gets the insurance for the home and debris removal and the buyer pays the differential.
My attorney, and friend, occasionally provides "fun facts" over dinner.

That might be true in Georgia, but it isn't true in all US states, probably because insurance companies generally won't write a policy for the buyer until he has legal title to the property.
And in any case, I think the scenario you describe only occurs in the absence of explicit instructions in the sales contract. Usually, the contract will specify whether it is the buyer or the seller who pays for insurance coverage and bears any losses before closing (and usually it's the seller, for the reason mentioned in the paragraph above).

We do have several feet of snow right now, its covering up some of the cuteness, so I used a photo from the RE ad. In PDX I bought a salmon shell chair at Hawthorne Vintage, a deck of the Eames cards at Canoe, and followed in your footsteps to Look Modern (only drooled there) How is the lamp looking? Get anything other than the bulb?
It does have a small garage in the back, I have a few projects I am intentionally putting off just so I can do them in my very own shop. If you've ever sanded fiberglass in your kitchen you'll understand how exciting this is.

I did look at a house currently rented by four filthy college boys. When I brought my dad over to look at it he said he'd pay 50 cents for it and burn it down, glad we didn't buy that one!
