Got to see the interior of a James Livingston house today

Got to see one of the coolest houses in Ann Arbor today while at an Estate Sale. A Mid-Century Modern house built in 1965 by the well known architect James Livingston...1922-75. Fabulous house!

If you scroll through the pics on the Realtor link you'll see the 12.5' orange sectional and the turquoise patio furniture we bought.

Thank you for the link to the house. Regardless of the outdated kitchen (and more than likely bathrooms) it is a very nice home. Congratulations on your find and once again thank you for the link.

The fireplace nook
at a mid-level location within the "landscape" is the high point of this design, for me. This feature is eerily like one I drew for my own amusement a decade or two ago. It's nice to see it in the flesh . . . !

The house did need some...
The house did need some updating. Quite a bit of wallpaper needs to be removed as well as carpet...there is some grass reed paper I'd keep though. It's typical of Estate Sale houses which are lived in by original occupants to need loads of updates. I like them that way though...leaves it open to do as little as actually needed to update the house while keeping the original character intact. The cabinets were in excellent shape. The kitchen looked mostly like it needed new appliances. The house was lived in by Livingston for the first year and then sold to the people who owned it up until recently. I'm hoping the young couple who are buying it don't go overboard and paint or remove the paneling.
There is a 15+' Cado Wall Unit in the one bedroom that I tried to get the son to sell, but he mentioned it sold with the house.
I'm heading back this morning with hopes of 50% Sunday and landing some metal sculptures and maybe a couple other pieces I saw...if they're still available that is.

I hope that you are able to get the remaining items you desire and at a reduced rate. Perhaps the new onwner will not appreciate the wall system and you can go back later and make them an offer. It is always free to ask. Good luck to you.

Probably one of the most useful threads for me in a while--I have a good friend moving to Ann Arbor and looking to buy a house right now, so I passed the link along. Hopefully he'll buy it but won't want the cado shelves...

If your friend is interested in modern houses in Ann Arbor pass along this link to Michigans modern website. There is a real estate section with all modern homes with plenty in AA to chose from. While in the site have a look around...its very well done and you might learn a little about the BEAUTIFUL state of Michigan:) My house is on the site somewhere but I'm no sure where it is...
