Kind of like for bad carpet, I think the new buyer would be wise to ask for the million dollar 'Illinois allowance', which should bring this great place a little closer to its actual (non-ferrous or particularly ferris) value.

Considering...
the provenance of the house and where it's located I think $2.3 mil is actually fairly close to a decent price. Regular brick and mortar homes in that area can go for $1+ mil easily.

Loved this house in my youth...not so much anymore, but still appreicate it. It's getting some free publicity in the media, should be a fairly quick sale.
Indeed, Taxes are insane in this area. However, off setted by the fact this whole area is shimmering with great homes and great history. I'm torn weather or not I would live in the area. At least it's a great area to visit!
I'm tempted to reverse the milage on the red convertible (devlish grin).

The house is great! I haven't heard of the architect James Speyer, but there's some good Craig Ellwood spirit here.
The funny thing is that I bought the film today because it was just 5? and when I came home I found this house featured all over the net ? weird coincidence.
